The sculptural new ecoplus building in the IZ NÖ-Süd Business Park rises from a former air-raid shelter, prominently overlooking the flat commercial landscape south of Vienna. Architects Kleboth and Dollnig stacked offset concrete cubes onto the massive base, refurbished existing spaces, and increased the building’s height by twelve meters. The result is a distinctive landmark combining office spaces, reception areas, and the new ecoforum, a versatile 200-square-meter event space with a rooftop terrace, all under one roof.
Inside, cast-in-situ concrete takes center stage: 380 square meters of reinforced concrete walls were designed using the RECKLI SELECT 2/187 Abruzzo formliner, partially applied onto curved formwork. The streamlined grooves of varying widths introduce subtle dynamism into staircases, foyers, and meeting areas. Thanks to the flexible formliner material, which smoothly adapts to curved surfaces, the linear patterns seamlessly extend even around corners, enhancing the flowing spatial design. Paired with warm ceiling elements, vibrant color accents, and precisely directed lighting, a captivating interplay of texture and atmosphere greets visitors from the moment they enter.
Sustainability is also prominently featured, as proven by the klimaaktiv Gold certification: cast-in-situ concrete provides thermal mass, while photovoltaic panels and a small-scale wind turbine supply substantial portions of the building’s energy requirements. Additionally, reusable formliners significantly reduce material consumption.
The project compellingly demonstrates how varied spatial sequences can be orchestrated with exposed concrete—sometimes subtly diffuse, sometimes boldly expressive, always with playful elegance that elevates concrete into a statement of design.
